GuideImmo started from a simple idea: build the website I wish I had had when I first looked into buying property in Belgium.

Buying a home here is a big step, whether it is a first purchase, a main residence or the start of a property portfolio — and the questions pile up. How much can I borrow? What costs should I budget for? How does a Belgian mortgage loan work? What steps are involved? And above all, how do I make the right decisions?

The information exists, but it is scattered across dozens of websites and sources, often only in French or Dutch. You have to search, compare, understand, and sometimes do the maths yourself.

GuideImmo brings it together: free calculators built on the official scales, explanations in plain language, and a directory of the sources that actually count. It is a personal, independent project. No account, no advertising, no sales funnel.

I am a property investor myself and a mortgage credit expert registered with the FSMA, the Belgian financial regulator. Property has been one of my main interests for years, both on the investment side and on everything to do with financing.

GuideImmo is first and foremost a personal project, born of a passion for property and the wish to share what I have learnt. I hope you will find here the information and the tools that help you make your own project happen.
